PAARL PROPERTY DEVELOPERS TAKE GREENING SERIOUSLY

A conscious shift in the property development sector takes heed as renowned property developer Mark Teuchert, of Lazercor Developments, and his team head up another green focused property development project near Paarl.

In order to achieve its 4 green star rating, Cecilia Square has been designed in line with the international guidelines around the reduction of carbon footprint and minimal environmental impact, using high quality building materials to insulate and complement the energy saving design of the building.

“Our goal is to assist our tenants in keeping electricity accounts and carbon footprints as low as possible” says Lazercor Director, Mark Teuchert. “This rating is automatically extended to any tenants (or part owners), which means that by simply renting (or buying) an office space in Cecilia Square, you can demonstrate that you have reduced the carbon footprint of your business.”

With advanced technical systems in the pipeline, Teuchert is set to spend an additional R5 million on greening features for Cecilia Square. This investment covers a plethora of fittings such as lights that automatically dim and brighten(depending on ambient light conditions), and automated air conditioners that switch off when no motion is detected for a certain period.

Cecilia Square also boasts a single managed high speed IP backbone for all services, including a fireproof data centre/server room; access control & intercom system, VOIP access control and intercom; wireless phone capabilities throughout the building; dedicated high speed internet access; 24hour building systems management and maintenance; as well as a range of other elements keeping this building at the forefront of technology.

Furthermore, merging technology with safety, Teuchert proclaims to leave no stone unturned with perimeter electric fencing; fire detection and suppression; state of the art surveillance systems; network video monitoring; and streaming access to surveillance system from tablets, PC’s and mobile phones.

“Safety, security and staying environmentally friendly are at the top of our list of priorities for Cecilia Square (and all other properties within the Lazercor stable); however we also want the look and feel of the building to appeal to our buyers and tenants. With double volume windows in each of the offices – maximizing natural light intake – our tenants are privy to the magnificent outlook of the panoramic green surrounds. The building is modern in style, with ample parking, and balconies for employees to enjoy fresh air and after work social braais.”

With an array of market related custom finishes available to both tenants and purchasers,   the building’s interior design leg takes extra steps in incorporating individual tastes and preferences.
It’s hard to disagree that Cecilia Square sounds like a pretty good, green commercial property to invest in.

Following the African Trade Routes

Most people would be unaware that Africa’s trade routes are tens of thousands of years old.

These trade routes were set up for the express purpose of Gold, silver, gems and ivory. Indeed some evidence points to the fact that gold may have been mined in Southern Africa in area like Zimbabwe, Mapungubwe and Mpumalanga as long back as two thousand years ago.

In the Grand Tradition of royal trade houses serving up trade camps along side royal villages the Hayward’s Grand Safari company is a 21st century torch bearer as the pioneering conceptualiser of the grand safari camp.

With over 250 tons of equipment and approximately 50 thousand items on the stock sheet all moving along in a convoy of 2km long, this mobile safari camp operation offers illustrious client an exclusive trader’s camp concept in some of the most prestigious wilderness areas in Southern Africa. None other than International celebrities such as Oprah Winfrey and her top 200 celebrity artists, the Prince and Princess of the Netherlands and the Miss world Pageant to name but a few have participated in this unique experience.

Setting Hayward’s apart from your average 5 star safari lodge is the fact that this exclusive expedition service incorporates high end expeditions to discover historical archaeological ruins, the history of man on this planet, African fables and story telling, astronomy and what Peter Hayward Terms “inner circle tourism” (highly privileged insight into the dynamics of the African continent and it people, presented by experts in the field.)

Gone are the days of sitting on the back of Land Rovers and looking for big 5, Peter Hayward ensures he sets up his camp in the middle of big 5 so you do not have to go looking for them they may just come visiting in the middle of the night!

On a Hayward’s Safari one could be negotiating with Rural Royalty to create a Sustainable Village project that leaves behind a legacy of dynamic proportion, or one could be doing a National Park wildlife project which assists with vital issues such as elephant impact on Biospheres and the trans-location of endangered species.

But what sets Hayward’s apart is their ability to provide total exclusivity and 5 star service to their clients, ensuring a unique once off African Wilderness experience.

Tune Raider – SA’s Top Female Psy Trance Talent

Tune Raider (Pamm Legg) is one of South Africa’s top female Psy-trance DJs. She’s been rocking the circuit for over eight years and is still growing in popularity season after season. With countless successful dance floors to her name, a documentary, radio show and a compilation album, Tune Raider has definitely earned her spot behind the decks. Right now, she boasts two very different offerings when it comes to her sets – a night-time full-on set and a midday psychedelic set. With a passion for all styles of Psy-trance music, she prefers to mix it up rather than being confined to one type and feels that versatility is key for any DJ.

It’s not only Tune Raider’s tight mixing and track selection that gets people dancing, her magnetic stage presence and charisma keep the energy high and the feet stomping.

It all started at the tender age of 17, when Pamm experienced Tsuyoshi Suzuki at the Vortex in the beginning of 2000. This event was the beginning of Psy-trance for many Capetonians – it was as if Tsuyoshi was sent to South Africa to open the doors of our perception. It took two years of solid partying for Pamm to realise that she was made for the DJ stage. How to get there was a totally different story – the trance DJ scene was male dominated, and getting in was bound to be a challenge.

Despite this, Tune Raider was born in 2002. She was determined to get her name out there and began playing at countless clubs and small outdoor Psy-trance festivals, soon becoming the one girl with her heart set on playing full-on night-time trance – word spread and she gained a reputation for her ambitious goal.

Her next notable step was joining up with underground radio station Mutha FM to host her own weekly show, ‘Twisted Sessions’. This interactive Psy-trance show saw a new guest DJ, producer and international artist coming into studio to spin their tunes each week. The aim of the show was to promote local talent and keep the spirit of the trance scene alive.

Then in 2005, Tune Raider was invited to play at the Vortex and Alien Safari ‘Prism’ for New Years. Vortex, Alien Safari, Earth Dance and Rezonance are now regular events on Pamm’sDJ resume along with Groovy Troopers and many other smaller label parties and club gigs. Soon Tune Raider became AfroGalactic Records’ newest label DJ and co-produced a track on the album Radio active rubber pants – the first track she co-produced and released. To date, Tune Raider has co-produced and released two tracks and there are sure to be many more.

In 2008, Pamm directed and produced the first documentary film about the local outdoor Psy-trance scene in South Africa, called Under the African Sky, which was very well received. It documents the arrival of a dance movement from Goa, India and how it spread and developed into what the South African Psy-trance scene is today. The film is rich with footage dating back to the first South African outdoor events, showing the progression of the scene with interviews from all the key players – it really stirs the emotions and makes you feel like you were there. The main idea behind this film was to get the message out there about SA trance. It was produced by Pamm (Tune Raider) and Colin (Wobblz) for Alien Safari /AfroGalactic Records in conjunction with Hemporium and Vortex. It’s written and directed by Pamm (Tune Raider), edited and co-written by WillArtz and the footage is by Dave Henning, WillArtz and Verena.

In 2009, Pamm joined up with Lady Lea’s DJ agency, Divas on Decks – a South African female DJ agency that promotes and protects female DJs of all music styles. The agency also has its own Divas on Decks’ parties, albums and tours – by the divas, for the divas! Through Divas on Decks, Pamm released her first compilation album Divas On Decks Volume 2, which includes a variety of great South African-produced music, and the collaboration track by Tune Raider and Slug called ‘Open your eyes’ – it will rock your socks off! The album is available at Look and Listen stores nationwide and through online music shops.
